Wiki Updates & Announcements
Ivy, board: GMM (General Membership Meeting) between our two houses is coming! It’s going to be happening here. Please fill out the survey so we can find a good time and good events to fill the time. We need as many responses as possible - please, by next Sunday’s meeting! Knock on my door, let’s talk about it.
Frog, steward: Joy is resigning from labor czar. Let’s just start the election process for the second term of the year.
Agenda Items
Agenda Item 1
(Steward) Officer reports
Frog, steward: Not much in Steward-land. I’m not getting many emails. Sounds like I’m starting the election a little early this year, so I’ll put out nomination sheets soon.
Kate, treasurer: Been doing budget stuff. Will print & laminate a new copy of the budget so officers can see their budgets.
Cory, financial control officer: We have a shared Amazon account now, for tax reporting purposes. Our books are up to date, which had to happen for the budget. There’s still minor clean-up work to be done. We’re making progress. We’re trying to get all the finance officers doing their reporting by a certain timeframe every month. We’re starting to use the budgeting features of QuickBooks. Taxes are up to date.
Leah, board: We might have an emergency meeting about a move-in situation at Sasona. A Sasona board rep stepped down recently. Board’s going well otherwise.
Ivy, board: I’m still getting onboarded. I still need to learn about the insurance situation. I’m still coordinating the GMM stuff.
Reyna, membership: We’re pretty much full.
Colby, events: Thanks for coming out for craft night, that was super-fun. We’ll be having a pride month crafting competition in late June. I’m planning a pool party for the Leo-Cancer birthday folks.
Richard, maintenance: We sealed up the fascia last week, still dealing with that. Still have some bathroom smells.
CQ: Do we need someone different for pest control?
POI: They seem to not be doing what we’re paying them for.
Richard: I can reach out to David, the operations manager, who has a list of other contractors which may be useful.
Tif, bookkeeper: We have 7 people on payment plans. I’ll be gone June 9-17th - I’ll do the rent afterwards, and get Russ to do the quarters while I’m gone.
Bernard, kitchen manager: Fridges have been a lot better. Fly traps are working. Everything’s alright.
Agenda Item 2
(Corey) Pass a house budget today
(We discuss the budget first, so we do not have an 11-month budget.)
Point of information: The budget looks like $20 or $25 increase per room, depending on whether we reduce the food budget or not. We did have a lot of utility costs last year - I think mostly rates increasing. Our trash company raised rates on us several times. Internet, electric, & gas went up too. We’re going up on misc. expenses to try to cover some of the loss.
Point of information: We got hit by a lot of bad debt.
Leah, board: It might be worth it to cancel the trash contract.
Clarifying question: Weren’t we discussing whether to increase our operation manager’s pay?
Point of information: That was resolved at the board level. David’s getting a pay raise.
Point of information: Would love to see labor fines being assessed properly. That would be a boost to the budget. I wish the washers and dryers were always working and producing income. These things do add up.
POI: The lower increase is with a food budget of $400/mo instead of $600/mo. The new food buyer has kept the food budget spending below even the reduced budget amount.
CQ: Have we checked on why NASCO keeps increasing rents?
POI: It’s not just NASCO Properties, and it’s not just the board. About half the increase is NASCO. A little over half is the increase in our own costs & utilities.
We pass the smaller rent increase of $20.
