Wiki Updates & Announcements

Chinhae: I'll send out a pdf of the OSHA safety instructions. Would love someone to transcribe it or find a plaintext so it's screenreader-friendly.

Bernard: I'm taking over the whole unit after my roommate had family business in Dallas. I'm struggling a little but I've got help and I'll get through it.

Cory: Board meeting this Thursday at Sasona. The agenda will be emailed out.

Agenda Item 1

(Stormie) Officer meeting

Bernard, labor czar: Had to switch laptops after the old one broke, so I've been a little behind. Some people aren't doing DCU. We've got cooks every day except Saturday. People we've already talked about in the meetings are falling behind too, and we might have to talk about that soon.

Stormie, steward: Not much to report. Got the behavior contracts signed.

Len, membership coordinator: Seven people on the waitlist. I might have someone for 103. Beryl and Ivy are interested in one of the rooms when Will & Cat move out. Joshua is moving out soon and might bring something to the house. Will needs an income disclosure form. A few people need to sign new contracts.

Chinhae (maintenance): I've been checking out ACs as I learn more. We've got the portable units in 109 since there was an issue there.

Kate (maintenance): Pipes were put back together in 205. 207 still needs a sink unclogged. We haven't repaired the cutoff valve for the water, but we know it just needs a nut replacement, which is easier than expected. We need another camera snaking for pipes - I might contact the plumber who did the 210 shower repair.

Point of information: The city will be shutting off the water for a while on Thursday.

Point of information: Don't set your AC so low or so active that it runs all the time - the capacitors and other parts of the AC will burn out quickly. Don't do it!

Cory (board finance control officer): We're switching to UFCU bank accounts. The board authorized me to do that last Thursday. I still need more paperwork from the Texas Secretary of State. We'll set up those accounts and be learning more about them for a little while, so we won't be using them immediately. Hopefully we'll be able to unify some structures at the board level and cut down our accounting costs. I've got a meeting with the operations manager tomorrow to teach them some of this. The board will also be looking at rewriting the ops manager description soon, since it hasn't been looked over in a while.

Philip (grounds): Thanks for helping out everyone. All my people are doing their work. Got rid of most of the bricks on the north side. Grab some soon if you want them. I'm going to paint this whole block.

Graham (treasurer): Coming along. I'm planning on making a report on money spending.

Point of information: I think we can already do that - a Budget vs Actual report.

Russ (bookkeeper): Profit and loss report should show even the maintenance reimbursements. We're supposed to send out income/expense reports. Everybody but two people paid their rent in August, and those two people got on payment plans. Everyone on plans paid their payment plans. Some of our income and expenses got categorized in a way that wasn't useful, and I spent time investigating that through Quickbook's Audit Log. It looks like someone added expenses and double-booked some stuff in a format I don't use. It's still a mystery. I got 200 rolls of quarters and I've been making those. Laundry income is back, at about $400/mo. We've got a cushion in our bank account now.

Cory: We want to get to a point with NASCO Properties where we pay the full amount of the lease and they cut us a check for the reimbursement, so we can track these things in QB properly. I also want to get us on track with exact due-by dates for our different payments.

New business

Point of interest: Please don't take the commons towels from the commons. Do not use them in your own units, they're for the commons.

Point of interest: If you're cooking for yourself in the commons, clean up after yourself. It is the job of DCU to clean up after the cooks. And if you want Dinner Clean-Up to clean the cooking dishes when you cook, put them in the sink.
