(standing ) rat updates

(Toast and Serenity) rats are getting so much better. Will do rat checks Monday and Friday (2/23; 2/27). If you are not home during rat checks on Monday and Friday evenings, maintenance will use their keys to enter your unit and check rat traps as per your contract. Please contact the maintenance team with any concerns.

Rats are colder and have access to less food.

(Lorenzo) Some rats might have died due to poison or otherwise, but other rats can and will eat them.

(Jeb) still a rat in 202, near the ceiling, a/c closet. Trap there but not trapping the rat.

(Bernard) Still hear some scampering, but could be a squirrel. Hear it running across the ceiling.

(Bernard) Discuss restricting Jill referring members to the co-op.

(Bernard) I posted this because I love Jill, but ever since she has brought people as guests or to be roommates, it has been a constant headache and battle. It's either not paying rent, not doing labor, and when we try to get the situation fixed, they make excuses and dodge emails and notifications. I want us to look at putting a ban on Jill bringing prospective members to the co-op.

(Kate and Corey) Erica (didn't pay rent and started threatening people); Pickles (hasn't paid rent the whole time); everyone staying as a guest has stayed longer than guest policy permits.

(Bernard) When we go through this drama with these people, Jill goes from 0 to 100 trying to defend everyone, and it's not fair for everyone here to deal with that. Once the agenda was sent out, there was a drawn-out response about Duff being gone. It has to be done with.

(Jill) I was dealing with the boys in the same room together and only could get down here now.

(Bernard) - as a recap, asking to put a ban on you suggesting new members, having people stay with you as guests, because it's not fair to the co-op, and we want to protect you as well. The people you brought as roommates or guests could have gotten you evicted.

(Jill) I know Duff and Pickles, but who else?

(Bernard) Erica

(Jill) I wanted to clarify - I told the charity about La Re and did not specifically recommend her. I did not specifically tell her to come live here.

(Kate) I'm blanking on who, but there was a person who stayed as a guest and you got member reviewed for it.

(Jill) That was Pickles. Duff had the money to pay for the lease, but he was waiting for he and I to be good in our relationship before paying. I told him, “We're about to be member reviewed,” and he went to work and left Texas without telling me. Several times a month, while he was here, I told him to get on a lease. I know I'm dealing with the fallout of that. As for Pickles, she's been trying to give the co-op $4,000 for a while now.

(Corey and Kate) You might not know the full scope of that situation.

(Jill) She (Pickles) wants to make sure the money is going to where people say it's going.

(Corey and Kate) You don't get to stop paying rent because you don't know where the money goes, and we don't think she has been giving you an accurate account of the situation.

(Jill) I'm fine not recommending anyone, I will no longer tell charities about it. I was going to stop recommending anyway.

(Bernard) Another reason I want to do this is because I know you, Jill, will defend them to the end, and this is about protecting you. This is why it needs to be done.

(Jill) That makes sense. Duff has said some things but he is not welcome back.

(Ivy) Should we vote to approve this?

(Corey) I don't think it's something we need to vote on, but rather something that should come up in member approval as a point of discussion.

(Kate) It's something people should be aware of for future potential membership acceptance processes.

New business

(Corey) Pickles' eviction was filed. We sent Pickles communication letting them know they filed it, and gave them the opportunity to respond or meet with the co-op to discuss meeting certain obligations in order to render the eviction order moot.

(Jill) I will tell her to look out for it.
