Agenda Item 1

(Nolan) Discuss remedies to, and solutions for, the lack of hot water on the northeast side of the building.

Nolan: Voluntarily tabling this week in light of item 2.

Agenda Item 3

(Richard) Permit Rebecca and Evan to depart the coop on February 3rd, paying three days' rent and with no contract-break fee.

Ryan: They gave notice six weeks minus five days before the departure date.

Richard: That's usually ample notice. They were also on a month-month contract.

Agenda Item 4

(Richard) Permit Andrew to depart the coop on February 1st, paying one day's rent and with no contract-break fee.

Andrew: I really enjoyed my time here. I had really planned on staying here and becoming part of the community. I plead for mercy from you guys.

Richard: There was a legitimate safety concern here.

Agenda Item 5

(Sandy) Allow Sandy to break her contract without penalty.

Richard: I talked to her recently. She's asking for early February, probably by February 1st. She gave notice of approximate departure about three weeks ago. She's also on a month-month contract.

Concern: We did make someone else pay a contract break fee recently.

Point of information: They were on a full contract. It's different.

New business

Richard: I spoke to Donny, and he'll be helping us set up our cameras. We'll be trying to resuscitate the old equipment.

Paul: I was told by Corey that we'll need to buy new equipment.

Richard: Well, we'll see what we can do.

Richard: Trying to get an electrician and plumber out at the same time to make progress with the boiler. Not guaranteed to make things better, but needs to be done anyway.

Bernard: We have very hot floors where the pipes go under. Will it help with that?

Richard: It might, if we can turn down how hot we run the boiler. We can add floor insulation if necessary afterwards.

Richard: We have energy-efficiency requirements to replace windows. They'll be much better windows, but each unit will be several thousand dollars to do. Maybe we can do a lottery for which units go first.

Richard: The stairs are fixed!
