Meet and greet

Diane McCartney, lived in Austin for 7 years. Own a house in Cedar Park. Very interested in cooperative living and cohousing. Worked with Kaleidoscope Village. First meeting.

Chad Philips, came from Portland, OR. Lived in an amazing cohousing community there, been around for 16 years. Really enjoyed it. I really miss the community. There are no housing communities, and this is the closest that we've found so far. First meeting.

Richard: Exploring the scene. Been in Austin for three years. Second meeting. Keen on associate membership.

Jack: I go to school. Lived in Austin for a few years. Looking for an associate membership. (Already accepted, wants to sign a contract.)

Tarvis: Lived in Austin most of my life. Recently went through a divorce. Living with my mom; came here to help out.

Richard and Tarvis accepted for membership.

Studio room (Tarvis)

Tarvis: Want to get it up and running. Want to network with other people to bring them in to bring in funds for the coop.

Marilyn: What kind of studio?

Eric: All kinds. Music. Recording. The little room.

Donny: Tarvis was pretty excited about making it into a studio, bringing people onto the property.

Travis: I feel that it'll help generate things that we need to do, like bring in funds to get the washroom ready.

Donny: Also bring in people.

Marilyn: What do you need from us?

Tarvis: A printer, fax machine, things like that. I'd use my time to meet people. I have a friend who has a studio in San Marcos and has equipment.

Andy: Are you going to sound-proof the room?

Tarvis: Yes.

Donny: Doors can be expensive. How would we pay for one?

Tarvis: I'm pretty sure I can find a door.

Tarvis: If you all know anybody, feel free to have them come and talk to me.

Roaches!!!

Eric: I volunteered to handle getting them out of here. There's a spray that's organic, but I need to find out the area of the space.

Andy: We'd spray every room in every apartment?

Tarvis: If you want to eradicate it from everywhere, need to start with the source.

Eric: There's organic stuff like catknip(sp?) that you can buy. We could do it as a labor holiday. I'll bring up all these ways of doing it.

Marilyn: Most places would want to come in quarterly or monthly to keep things up. Might want to consider that in the budget.

Purchase Washing Machines (Ryan and Andy G.)

Andy G: I've been reaching out to a lot of coin-operated distributors to get quotes about new machines. The washer that we have is pretty much dead. We have two driers that function, but people can't do much with them. I don't think it generates much revenue for the house. One distributor stood out as being willing to work with us the most. Was receptive about us being a nonprofit, willing to take off the tax. Machines are $1,323. After talking with Brian, we were considering getting two of them, for a total of $2,646.

Purchase of two Maetag MHN 30PD washing machines, for a total of $2,646.

Each cycle is about 17 cents. Having the machines plugged in will be $6.30. We can run it with $1 per cycle, but need 12 cycles per month to become even. If we do $2, it would be 5 cycles to break even. If we consider $2, 20 loads per month, we would roughly pay off the machines in five years, including the cost of a quarter going to maintenance.

Marilyn: Do they have a five-year warranty.

Ryan: Yes.

Mike: Front-loaders?

Andy: Front-loaders.

Mike: So you put in eight quarters to put in a load?

Andy: Yes, if you go with the $2 price range. Fairly easy to change the price point. Once we get the machines paid off, could be lowered.

Richard: Is the dead machine beyond professional maintenance?

Ryan: I've worked on it a lot, fixed it once. Then we overloaded it and burnt out the belt. Takes a lot of time. We'd probably want to remove the inlet valve, since it takes about an hour to fill the tub up. Could be a month-long project of tinkering with the machine, when I'm only doing an hour of maintenance a week.

Marilyn: Could we get something that was less expensive but still heavy-duty and not have to put coins in?

Ryan: Has to pay for itself at this point. This was the only machine with the documentation that allowed us to do a financial analysis. That's why we're presenting this option.

Andy: The front loader is ADA compliant.

Donny: We would have to pay up front?

Ryan: It's not in the budget, but we don't have to consider it an expense, either. Plan is to be an asset and depreciate it over time. It pays for itself, since it's a source of revenue.

Claude: Would be a good idea to put a door so that it wouldn't be open all the time.

Ryan: We've had a conservative budget. We're over budget but have cash. Have $30,000 of reserve at the high point of the month, $12k at the low point.

Propose that non-members are not permitted to sleep in unit 106 without approval at a house meeting, with the exception of guests of members living in unit 106 (Mike)

Mike: I think we should have a policy. Don't feel strongly about what it is but need to agree on something. I'm not intending for this to affect associate members. Some people think that we've already discussed this, but I can't find anything in the minutes, and I'd say that we don't have a policy if it can't be found in a policy document or in meeting minutes.

Marilyn: Emergencies? Could we call an emergency house meeting?

Andy: Could we send out to a mailing list?

Donny: Could do that. If there's no time, then let them sleep.

Eric: I did this a couple weeks ago. Was really cold outside. Didn't want them sleeping under a bridge. Was four individuals and two dogs. Would open the door in a heartbeat but didn't want to disrespect my roommate. I sent out a quick email. Got a lot of criticism from it. Made me upset. We're a coop; we're trying to help each other. It's what we're supposed to be doing. It's not just anyone. it's people we know personally. Could amend for emergency weather.

Marilyn: I would include “after ordinary means have been exhausted”

Ryan: There was an issue at sasona with an associate staying a lot. Made an exception for inclement weather. I think we can make the same exception here.

Donny: Want to be clear that we aren't disapproving of Eric.

Eric: Don't want my roommate to wake up and find a strange person in my house.

Andy: I have a roommate who happens to let a lot of people into her apartment.

Donny: I think we could keep the rule as it is, don't need to say “if there's tornado, or fire, or act of God…”

Ryan: I think we could cut and paste what we have for associate policies.

Andy: … except for extenuating circumstances, such as sickness and inclement weather.

Peter: Are we defining an emergency?

Donny: Don't want to get bogged down and get too specific.

Motion to approve with “except for extenuating circumstances, such as sickness and inclement weather” added.

New business

Tarvis: Forming a nonprofit: CBM(?) Entertainment and Christ Ministries.

Donny: General membership meeting March 1. Will have a couple of bylaws changes. Lots of food, fun, and partying.

Chad: Marilyn and I were discussing authentic relating games and the idea of doing something here. I'm in facilitator training for authentic relating games, which happen in Austin on Sunday from 7-10. Specific games structured to allow you to go more deeply into your relationship with other people in a way that feels real and authentic. You'll learn about yourselves and strengthen relationships with people. As a facilitator in training, I have an interest in exposing people to the work.
