Agenda Item 1

(Memco) A Senior Account Executive from Waste Management emailed offering a “free waste audit,” presumably to get us to switch to them. We should discuss how to proceed.

Stormie: We use Waste Connections. David, our operations manager, has been in talks with Waste Management. We might be able to get cheaper service there - $7000 cheaper? We’re in a five-year contract with Waste Connections right now.

Clarifying question: How does this look with the compost bin required later this year?

Stormie: Not sure how that’s related.

CQ: Have we determined why they haven’t been picking up trash in some recent weeks?

Stormie: No, we tried to find out and couldn’t.

Agenda Item 2

(Steward) The NP Board Rep election is tied between Stormie and Paul. We should discuss what method of runoff (straw poll, rank choice, etc.) we want to use to close the election out.

Stormie: We tied. Gracie from Sasona has mostly run the elections but Sasona has talked about ranked choice decision-making. The board should establish rules about this.

Beryl: At Sasona they also require 50%+ approval.

Leah: Maybe we could just agree to whatever Sasona decides, or what the board decides.

Point of information: I think a run-off would be easier - people wouldn’t have to learn ranked choice.

Friendly amendment: We approve a simple run-off between the two leading candidates.

Agenda Item 3

(Quinn) Question for the House: Can a guest stay longer than two weeks while working towards membership?

Quinn: Anica is homeless but going to stay with us. Can she stay longer?

Point of information: Our rules are to prevent the situation where someone becomes a resident without a contract. But the co-op can decide whatever it wants.

POI: Will they overstay the two weeks while they’re going to meetings, before they come a member?

Quinn: By about a week.

Friendly amendment: Grant a one-week extension to our guest policy for Anica pending approval of membership and residency contract signed.

Amendment approved.

New business

Stormie: Last meeting we approved Hardy House members moving in. How does the house feel about holding units open in case Hardy House collapses in the next few weeks?

Point of information: We’re supposed to keep all the units as full as possible.

Paul: We have a situation where Jared has been paying too much money, because Logan didn’t split the unit 3-ways with Zandria and Jose and then with Chinhae & Phoenix. I’ll put an agenda item up about it for next week.

Logan & Nynke’s stuff has still not been distributed to people who talked about accepting some items.

Beryl: Fred occupies a room here. A contract has not been signed. He paid the deposit. He only paid $300 of the deposit. There were issues at his old place, and there was a fire.

Clarifying question: Why are these steps being skipped?

Beryl: Is it possible to put the rest of his deposit on a payment plan?

Point of information: It’d take an agenda item, and usually we don’t allow it.

Stormie: We still need to do automatic membership reviews.

POI: Steward can just post the member reviews. They may or may not be walked back before the next meeting. We probably won’t be evicting people immediately here.

POI: Anyone can request that the labor czar annul their no-shows. Anyone can bring no-show disputes to house agenda items, and we’ll discuss those before the review and have the review or not as necessary.
