Corey: Next NP Board meeting is Thursday. Don't expect a raise, but things aren't financially great. Will go into NP stuff later in this meeting. Meeting is Thursday, April 9, at 7pm at Sasona. Will be a car going with 3-4 seats available for rides.
Ivy: Will be working with Events Coordinator on this, but Serenity and I are getting married on Saturday, April 18th. Family flying in! Everyone who lives here is invited! Wedding at 3pm on the 18th, reception 4:00-6:00p; after-party in the courtyard at 8pm.

Angelia (Food Buyer) - emailed reports. No updates, if you have requests, please write on the board in detail.
Tiff (Bookkeeper) - got check scanner, will hook it up on Tuesday. Been busy lately with life stuff. Gonna post payment plans to people's doors, so they can give me the copy and keep the signed copy for themselves.
Kate (Treasurer) - Put March receipts in the rent box! It's budgeting season, so please get those in. If you have comments on our budget, email [email protected]. Pickles thing is still going along; need to get with Bookkeeper to streamline payment plan updates and documentation. For a budgeting cycle, CHEA budget board meeting will decide CHEA budget. Once that's been finalized, we will have a meeting at La Re to vote on our house budget. Usually a rent increase required by CHEA budgeting session. Also, increase at the house level due to trash and energy prices rising. (Corey) NP Budget is going up $900/month, split 60% (La Re) 40% (Sasona). Then our house budgets make further adjustments. Once we get to the house meeting portion, we will not be changing the CHEA budget. You will see much of Board Rep Corey in the next couple months.
Corey (NP Board Rep) - 14 hours of NP board meeting this weekend. Am now NP treasurer (editor's note: TY for your service). Lots of budgeting issues to work on: lots of houses struggling. Will hold a vote to do membership reset on one of the co-ops (means that everyone is kicked out of the property, and they must re-apply for a new lease with NP individually. NP combs through to make sure that people are committed to living cooperatively. This is a last resort before selling a property.) Financials - some co-ops that have a high miss rate on making payments to NP. Some are only making 50% or less of their lease payments. Extent of reasons unknown - perhaps vacancy related. NP Board decided to increase the percentage rate of vacancy reserve from 5% to 6.5%.That's a baked-in cushion that we pay every month in case we have debts or high vacancy. We pay NP less and they take some out of the vacancy reserve. Once the reserve fund is full, it goes back to us. Half-ish of the expense that's increasing from NP is vacancy reserve. This adds stability to the board when co-ops are going through volatlie times. Other possible solutions being explored for future years (i.e. revisiting increasing vacancy reserve rate gradually to smooth out turbulent times). NP Board also putting together a working group to develop new policies on reining in co-ops building bad debt. More updates to follow, but likely focused on organizational-level member review.
Frog (Events) Birthday poll has gone long enough with not many responses. April 22nd tentative date for La Re birthday party. Frog has a performer friend she'd like to invite. Chili cook-off also still planned. If you want labor hours and want to help with co-op bday, please help come set up/take down. La Re is possibly turning 13. We lost her birth certificate. Sorry.
Aaron (Labor) For people tracking hours on paper, bring them to Aaron. (Ivy) People have been signing on the commons form. (Aaron) Please communicate hours logged. (Frog) When I was Labor Czar, I created a position to pick up the paper logs and bring them to me.
Ivy (House Steward) Not much to update. Now that Tiff is more settled, hope to connect about getting Adrian's election for NP Board Rep before Roberto's term expires. If you have something to put on the agenda, there's a whiteboard in the commons (please sign with your name). Also can write on paper and clip to commons door. Also can add directly to the Wiki.
Serenity & Toast (Maintenance) Work steadily progressing on 208. Will start on 111 soon. If folks need labor hours, please help out. Sending back construction dumpster soon, so throw yer shit away now. Dumpster will leave Wed or Thurs. Lock the door before hauling out. Need to start work on the insulation in the kids' closet torn out and replaced. (Jeb) 10am 4/5 Sunday please meet Toast and Jeb for insulation party in the commons. (Serenity) I'm going to start going to units and handing out new a/c filters. If you need a new one, please change yours out! We want functional a/cs! (Corey) Coming to do an evaluation in 209, whose a/c bit the big bullet. (Aaron) I have a unit y'all can use if needed. (Corey) Many units are dating back to 2013-14 and tend to last 12-17 years. Over the next 5 years, we'll likely be replacing a lot of HVAC units. PLEASE CONTACT MAINTENANCE if you feel that your a/c is acting off. (Reyna) When a/c issue happened at 21st St., we were able to get a “preventative plan” with contract maintenance worker, and extended a lot of help. (Corey) We probably need a few brave souls for a roof work day. Needs to be mopped, trash cleaned. Just soap and water. Speaking to HVAC preventative maintenance, we can clean out the condensor coils with a garden hose to extend lifespan. We could also work in the evening. (Serenity) Not many rat sightings. Still here but we're almost through it. (Corey) NP Staff brought up that they want us to do a walk-through of units once in a while to make sure we don't have huge maintenance or health hazards around. We're not here to judge - we're here to keep each other safe. Cans and jars can stay outside plastic bins, but boxes/bags need to be in bins. (Corey) We need to inspect all of the fire extinguishers!!!
Reyna (Membership) Contract on 111, 2 people who want 208; only other room in the co-op is Ilya's in 203 - and she has someone in mind. Soon, we should be out of space. More updates next month.
Bernard (Kitchen Manager) Thank you for keeping the commons clean. Fridges look good. Just changed out bug zappers. My job donated towels to us. They're not yours! They're OURS. If anyone wants to cook, do it from your apt, make an announcement, and bring it to the outside table or the fridge. You will get cooking credits. Do not leave it in the commons.
